THE RULE:

opinion or judgement:

It is good that you study.

It is true that they sleep in class.

THE RULE:
Certain adverbial phrases
are ALWAYS followed
by the subjunctive:

Before you arrive I will take a shower.
Antes de que llegues voy a ducharme.

** BUT **
Before arriving you will take a shower.
Antes de llegar vas a ducharte.
because there was no change of subject.

    Certain adverbial phrases are followed by the subjunctive if the action is anticipated to happen. If it is a habitual action the verb is in the indicative.

    When you arrive I will take a shower.

    because it is a habitual action.

    THE RULE:
    Adjective clauses describe a noun. If the speaker is not sure if that thing exists (if there is doubt), the verb will be conjugated in the subjunctive.

    I'm looking for a doctor that speaks Russian. (Is there one?)
    Busco un médico que hable ruso.

    ** BUT **
    I'm looking for THE doctor that speaks Russian. (I know him!)
    Busco el médico que habla ruso.
    because there is a specific doctor in mind.
